Camp Hill, PA (December 1, 2022) – As of August 2022, when the final company (Hamilton Health Center) closed on their space, the tenant placement portion of Steel Works, an Integrated Development Partners’ (IDP) mixed-used development project, came to an official and successful close thanks to the hard work of exclusive listing agent, Landmark Commercial Realty. Now that the property has been fully leased, Hamilton Health Center will begin construction on its new facility, and IDP has broke ground on its 46-unit apartment complex, The Steelworks Apartments, which shall open late Spring 2023.
“When Integrated Development Partners (IDP) first purchased the property, we conducted a needs assessment,” stated Jonathan Bowser, Managing Partner of IDP. “Since I was born and raised in the area (along with four to five generations of my family), we had an idea of what types of businesses were needed. The next step was selecting a company to be our exclusive listing agent, and Landmark was chosen.”
In 2018, Chuck Heller & Sean Fitzsimmons with Landmark Commercial Realty were tasked with marketing 102,000 square-foot mixed-use development project to secure retail or office users to lease or buy space. While the health center was the final company to sign on the dotted line and is expected to open towards the end of the first quarter of 2024, the project currently features a Dollar General, which opened in April 2021, a SeniorLIFE healthcare center (living independence for the elderly), The Steelworks Apartment building, an amphitheater, and a park, named after Jonathan Bowser’s grandfather.
“We were excited to be selected to help revive Steelton’s Main Street Corridor as the project’s exclusive listing agent,” added Chuck Heller, SIOR – EVP with Landmark. “The project was one of the first for IDP as a company. We were honored to be chosen to take on the job but knew it was no small feat as it was a 6-acre blank canvas.”
After being notified, Landmark began to conduct extensive market research on the area on Route 230 (Front Street) along a city bus line to determine the logical users and/or uses.
Heller said, “We wanted to educate ourselves about the flow of the community before reaching out to any companies to find out their interest in the project. Then, by working backward, we wanted to uncover what would fit best in this project – in this particular location in Dauphin County.”
“After our first retailer confirmed their interest in Steel Works, we continued to discover what other types of businesses would work best,” added Sean Fitzsimmons, agent with Landmark. “You can’t just think a business will work in a mixed-use development. You must first conduct due diligence research to create a successful project. So, after completing several preliminary plans, Dollar General was the first to commit to the development. From there, the dominoes fell into place, and Steel Works came to fruition.”
Hamilton Health was the last company to commit bringing the project to a close. They had been searching for a new site in Steelton/Highspire, so the timing was right.
“We wanted a location, preferably on Route 230 (Front Street) along a bus line,” said John Logan, COO of Hamilton Health. “After a few discussions and meetings, it was agreed that Steel Works was an excellent location.”
